What is a Work Order? A pre-built purchasing request from your channel partner (e.g. Lessen) with products already assigned at your client’s pricing.
How are they created? Updated every morning. Whena new job is assigned there, it shows up the following day as a ready-topurchase Work Order.
What’s different? Products and pricing are preassigned. Add the WO to your cartand check out — no catalog browsing needed.

Find your Work Order on the dashboard
The My Work Orders dashboard lists active work orders. Each card shows the WO number, Client, Status, Requested Date, Location, and Subtotal. Use the Status filter or search bar to find a specific order. Look for Ready status —those are waiting for you to act.

Once checked out, Purchasing Platform automatically sends your order to the supplier (Motili) as a Purchase Order, including the property address and your company name. No further action is needed from you.
Emails You’ll Receive
Watch for your email notification
When a new Work Order is ready for you, you’ll receive an email with the subject “You have a new Work Order # [number]”. The email includes product details, pricing, and direct links to act on the order.
If you don’t act within one business day, a reminder email is sent automatically. Work Orders have expiration dates — act promptly.

Sent immediately when a WO is assigned to you. Includes product details and links to act.

Frequently Asked Questions
Can I change the quantity of items in the Work Order?
Quantities are locked by default to ensure the correct products are ordered. If a quantity needs to change, contact Member Services and they can adjust the line items.
Why do I see a Client field on the Work Order?
The Client field shows the REIT or property management company that issued the work order (e.g. Invitation Homes). The location is tied to the client’s property address, not your company address.
What if a product needs to be substituted after I place my order?
Substitutions can happen due to supplier inventory exceptions — same as any order on Purchasing Platform. The Member Services team will contact you if a substitution is needed.
What happens if my order is rejected by the supplier?
In rare cases, Motili may reject an order if the property address isn’t recognized in their system. The Member Services team monitors rejections and will reach out with next steps.
Will I still have access to the regular vendor catalog?
Yes — you have access to catalogs that you can shop without restriction when browsing Purchasing Platform. Work Orders are simply an additional purchasing flow for jobs assigned through Lessen.
